Why Should You Work With a Buyer’s Agent?


All home buyers should work with a knowledgeable real estate agent.  When making a big financial decision such as purchasing your home, you should have someone working in your best interest.  The reasons to work with a buyer’s agent have not changed over the years, but have become strengthened by market conditions. Here are four very important reasons that a buyer’s agent can benefit you in your home buying process:

Halloween Fun in JP



Lantern Parade - Jamaica Pond


I’m excited for fall and the annual Jamaica Plain lantern parade.  The lantern parade is an awesome family event where kids and adults dress in their Halloween costumes parading around Jamaica Pond with hand-made candlelit paper lanterns.  The lantern parade was started in1984 and has been an event growing ever since.  The event will take place this year October 18th and 19th, starting at the boat-house on Jamaica Pond.


Take advantage of the craft session at the Elliot School making lanterns for the parade Sunday 10/12/14 from 2p-4p this is a free event open to all ages.  The Elliot school is located at 24 Elliot Street Jamaica Plain, register for the event with EventBrite.

ROXBURY INNOVATION

Dudley Square on the cutting Edge of Innovation

What is an innovation center?  Why is Dudley Square on the cutting edge?  Innovation centers are a fairly new concept and definitely new to the Dudley Square district. 

An innovation center is an urban space were innovation, collaboration and entrepreneurship can be fostered and flourish.  An ideal space for start-up companies as the lease terms are flexible, co-work spaces are available and amenities such as technology, printers, office supplies and conference rooms can be shared. Once you see the basics of an innovation center you can see how collaboration is born.

The Dudley district is home to Smarter in the City located at 100 Warren Street, the cities first urban innovation center, founded by Gilad Rosenzweig.  Rosenzweig is offering start-up teams 6 months of free office space, professional mentorship, education and a modest stipend.  There will be a networking showcase offered where start-ups can exhibit their innovation to potential investors.  The current start-ups using the center are Practice Gigs, Mbadika, Story Map, Trend On and Killer Boom Box. 

The city has plans for a 2nd innovation center in the district to be located in the Bruce Bolling Municipal Center.  Smart Labs is one of the start-up businesses that will occupy the space.  Other innovation centers are located in Kendall Square-Cambridge, the Waterfront and Seaport District.

I’m excited about the future of Roxbury, the community has an opportunity to showcase local talent via the Innovation Centers. City Council Tito Jackson also believes the community will add value to the centers when speaking of the subject he says, It has people and resources, and these accelerators, co-working, and innovation spaces will allow these awesome people to connect and begin to build a movement.”  The innovation movement will define Roxbury as cutting edge in the years to come.

Taste of JP

Because, I love to try different restaurants in the area, I found the Taste of Jamaica Plain to be the most noticeable event in JP this week.  If your available you should looking into the event sponsored by The Ecumenical Social Action Committee.  The Taste of Jamaica Plain has been held annually over the last 19 years.  

The event will be held Thursday October 2nd at Our Lady of Lourdes Parish - 45 Brookside Ave., Jamaica Plain from 6:00pm-9:00pm.  Tickets can be purchased in advance on-line at esacboston.org or for $45 at the door.  You will be able to sample dishes from 20 local restaurants include Bella Luna, Fiore's Bakery, Boston Beer Co., Himalayan Bistro, Mangia Neapolitan and Grass Fed.

Proceeds from the event will go to Ecumenical Social Action Committee a local multi-service agency servicing JP and surrounding communities.

Yarn Bombing

As part of the American Craft Week, the Eliot School @ 24 Eliot Street JP will be hosting the JP Yarn Bomb squad.  Yarn bombing is a type of knitting that uses bold colors and yarn rather than spray-paint or chalk to cover surfaces.  Yarn bombing is also known as urban knitting or graffiti knitting.    Visit www.eliotschool.org for more details.

Hub of the City - Dudley Square Roxbury

Dudley Square will be Vibrant Again!

If you have not traveled though Dudley Square as of late you should. There
is a great vibe and buzz in the area.

Construction will be complete on the Ferdinand Building December 2014
renamed to the Bruce Bolling Municipal Center. If you are a Roxbury
native and old enough you may remember this building to have been a
furniture store. The city has renovated the building to be the host of the
Boston Public School Department. The city is moving BPS here as the
majority of its student’s live with in a 2 miles radius. It is expected the
school department will be occupying the space by March 2015. The
building itself is an outstanding tall triangular shaped brick structure with
lots of glass.




Although the school department will occupy a large section of the building
six retail spaces composed of 18,000 square feet will find a home there as
well. Five of the six retail leases are in the final lease negotiations with the
city. The city continues to put feelers out to allure a sit-down restaurant to
occupy the 1st floor level. A sit-down type restaurant was the number one
response on a survey the community completed as to what types of retail
establishments they wanted in the neighborhood.

The Bruce Bolling Municipal Center will also be home to the Dudley
districts’ 2nd innovation center. The community and city alike hope to see,
the Bruce Bolling Municipal Center active after 5PM bringing alive the
Dudley district. The innovation center will help grow the district and open
the door to community entrepreneurs.

The city is not done there, several other projects are in the infantile stages of
development. Tropical foods- a Dudley square local grocery is expanding
and getting a new look; completion scheduled for March 2015. As well as
the former Bartlett MBTA Bus depot will be converted in residential
housing and retail space. And let’s not forget about – Hotel Dartmouth
planned for Melnea Cass Blvd and Washington Street.

Off Centre Loft, Continues

Work continues on the Off Centre Lofts at 20 Sunnyside Street in Jamaica Plain. I recently had the opportunity to tour the building. The building is evolving nicely and is scheduled to be completed by September 1st. Thus far 9 out of the 21 apartments have been leased for September.


While I was there, I had the opportunity to capture some images of the work in progress. As you view the photos, notice the industrial feel with exposed beams, steel, hardwood floors, tall ceilings and polished concrete on the lower levels. Some units get an enormous amount of natural sunlight through the beautiful windows. The building entrance staircase is nice and wide, keeping true to the buildings origin of a converted school.




One of the plans that I found most intriguing and unique to the project is the landscape that will be displayed along the side of the building.  Along one side of Off-Centre Lofts will be edible herbs like mint and lavender.






Amenities of Off Centre Lofts are in unit washer and dryer and bike storage.  Parking will also be offered for an additional fee.  The building is located in Hyde Square with easy access to public transportation and the many restaurants and outdoor areas Jamaica Plain as to offer.

Ink Block, South End Boston

Harrison Avenue in Boston is getting a new look.  The SoWa area of the South End is buzzing in anticipation of the Ink Block luxury condominiums located at 32 Travelers Street.  Where’s the “ink” in Ink Block come from?  The Ink Block will replace the well-known Boston Herald building hence the name.

Traggorth Companies LLC, has developed what is lacking in the Jamaica Plain area, studios and 1 bedroom apartment rentals.  I have heard from many past client's they wished there were more studios and 1 bedrooms in the Jamaica Plain area. I'm enjoying my new office at RE/MAX Destiny in Hyde Square Jamaica Plain.  I have been at RE/MAX for about a month moving from Stuart St. James which focuses on property in the downtown and waterfront areas of Boston.

Jamaica Plain, is a great community that is very walkable to restaurants, parks, playgrounds, Jamaica Pond, the SouthWest corridor Park and public transportation.  I love the properties in this area as many of them have old school charm like chair rails, crown molding and formal dining rooms with built in china hutches.  These homes have been renovated and are ready for new families to make them their home.

Jamaica Plain, also features organic food stores like City Feed and Whole Foods Market as well as organic restaurants such as, Grass Fed - a small local  restaurant serving up organic beef burgers and more.  Another notable business in the neighborhood is the Sam Adams brewery located on Germania Street.

To me, the one of the best parts of Jamaica Plain is the SouthWest Corridor Park, which features a 4.7 mile path through Jamaica Plain, Roxbury and the South End.  This route is ideal for bike rides, walks or jogs.  Jamaica Plain boosts, the highest percentage (5%) of any Boston neighborhood that commutes to work by bicycle, which is in part of the corridor being in the neighborhood.

There is also substantial green space, most significantly 265 acres which make up the Arnold Arboretum a botanical garden.  It would be fantastic to stroll through the garden on a spring or summer day, or use the Arboretum for a  naturally beautiful backdrop for pictures.
